GENERAL DESCRIPTION


Detached four bedroom bungalow in a quite residential street of detached private homes near Grimsby town centre. Recently modernised and decorated throughout including new kitchen, bathrooms, patio, fencing, double glazing, insulation, wiring, boundary walls etc.

This property has been opened out internally by removing walls to make lots of free interior space with wide doors to suit wheelchair use. This has been done in a way that isn't obvious and benefits the property and so does not look "adapted" in any way.

This dormer bungalow is located in a very quiet and desirable Cul-De-Sac of detached privately owned homes with almost no through traffic within 5 minutes walk of the Grimsby town Centre, bus and train stations.

The Grimsby Institute (Formerly the Grimsby College) is also within 4 minutes walking distance in the other direction. Complete with shops and a bar and gymnasium.

It is a well maintained recently updated property, with recent new uPVC windows, doors, soffits, gutters including the upstairs dormer Windows. There is no maintenance or painting required anywhere externally.
 

 

Since I am a wheelchair user all doors are wide and there are ramps at the front and rear of the house, and accessible shower room and bedrooms. So apart from making it a good purchase for a disabled person, it actually helps access for everybody though. It has a brand new disabled friendly (actually everyone friendly) kitchen installed.  Old picture here, now all block paved.

As can be seen from the pictures there is ample and safe parking in this quiet area for up to about 6 cars. Ideal for a growing family of drivers! And friends, family and guests all have plenty of parking room!  The maintenance free aspect is due to me being a wheelchair user and wanting an easy life. With that in mind everything has been brought up to date and fully modernised.  

For the same reasons & for ongoing fuel efficiency the roof insulation, and double glazing almost everything else for long term savings has already recently been installed, with a brand new 96 percent efficient "condensing" Central Heating Boiler. New high efficiency low hysteresis thermostatic radiator valves, and control system were installed too.

All flat roof areas such as the 3 dormer bedrooms and complete rear of the house were also recovered with 20 year guaranteed roofing materials.

The gas fire in the living room is catalytic & has no flue and is 100 percent efficient. Most are around 35 to 45 percent only. It costs just 2p per hour on full power. Walls & roof have recently been insulated to the latest standards.


Automatic high efficiency dusk to dawn LED Security lighting, front, side and rear of house as well as the garden makes it easy to park and see in the evenings as well as to deter any unwanted visitors. An alarm and an angry German Shepherd dog helps out a bit too! (No the dog is not included)

of the house shown here, there is a driveway to the left behind a secure locking gate. and a large brick, carpeted, garage.

This is a view through the gate between garage and house. This was recently built and block paved, and the level of the garden raised up. It allows easier access.
