recently updated, in excellent overall condition, in a very quiet
residential area, very close to Grimsby town centre.

This dormer bungalow
is located in a very quiet and desirable Cul-De-Sac of detached privately owned
homes with almost no through traffic within 5 minutes walk of the Grimsby town Centre,
bus and train stations. The Grimsby Institute (Formerly the
Grimsby College) is also within 4 minutes walking distance in the other direction.
Complete with
local shops and a bar and gymnasium. It is a well maintained property, with recent (mid
2008) new uPVC windows, doors, soffits, gutters including the upstairs dormer
Windows. There is no maintenance or painting required anywhere externally.
Since I am a wheelchair
user all doors are wide and there are ramps at the front and rear of the
house, and accessible shower room and bedrooms. So apart from making it a good
purchase for a disabled person, it actually helps access for everybody though.
It has a brand new disabled friendly (actually everyone
friendly) kitchen installed.
As can be seen
from the pictures there is ample and safe parking in this quiet area for up to
about 6 cars. Ideal for a growing family of drivers! And friends, family and
guests all have plenty of parking room! The maintenance free aspect is due to me being a
wheelchair user and wanting an easy life. With that in mind everything has been
brought up to date and fully modernised.
For the same reasons and
for ongoing fuel efficiency the roof insulation, and double glazing
almost everything else for long term savings has already recently been done, including a brand new 96
percent efficient "condensing" Central Heating Boiler, new high efficiency low
hysteresis thermostatic radiator valves, and control system were recently
installed (2008). And all flat roof areas such as the dormer bedrooms (3)
and complete back of the house were also recovered with expensive 20 year guarantee material at the same time.
So no unexpected problems or bills. Even the gas
fire in the living room is a catalytic one, and has no flue and is 100 percent
efficient. Most are around 35 to 45 percent only. It costs just 2p per hour on
full power and heats most of this well insulated home on its own. Walls,
Roof have recently been insulated to the latest standards.

Security PIR activated lighting, front, side and
rear of house as well as the garden makes it easy to park and see in the evenings as well as to deter
any unwanted visitors. An alarm and an angry German Shepherd dog helps out a
bit too! (No the dog is not included)

Its very easy to remove this ramp if you don't need
disabled access, but you may like to consider that its also easier for able
bodied people as well. Soon it will be integrated into the
driveway as the concrete will be removed and the whole driveway will be block
paved.

In addition to the parking in the front of the
house shown here, there is a driveway to the left behind a secure locking gate.

The house you can just see
behind the telegraph pole is at the end of the street. The main road
there is Bargate Avenue, the road that is a main route straight to the town's centre and an easy
five minute walk. If instead you turn right out of my
driveway, (behind you in this picture) you come to a dead end with a small roundabout
and a tree and an old manor house called Westlands House. Its a no through road
so no traffic as such only residents cars. So it is very quiet here. The
position and easy close walking access to local pubs, shops, town centre,
libraries, supermarkets and the local college and schools including several good
private junior schools, boarding school, and a choice of three Comprehensives
while being so peaceful and quiet make it a very sought after place to live.
Also ideal for wheelchair users like me with easy access to various pubs and Millfields Hotel (restaurant, public bar, etc).
This house was built just
after the war and because there was some subsidence in this area it
was built on a huge concrete raft. So that cant happen here! My dad saw
all this as it happened as he worked on it when it was newly built only to buy
it many years later.

As well as all the
downstairs woodwork being maintenance free the three dormer windows
upstairs are also uPVC along with the new double glazed windows and new gutters.

used) and a Shower/Hand Basin/WC room.

Turning around we see a view down the side of the
bungalow looking the other way towards the garage from inside the
gate and dog kennel. New plastic Soffits, Gutters and Windows here too,
security lights on garage front, and side.

This is a view through the gate
between garage and house. This was
recently built and block paved, and the level of the garden raised up. It allows
easier access. I am a wheelchair user after all! It means the garage,
garden etc are all on the same level and no steps.

Looking back from where
we do BBQ's and drink beer! Has a gas patio heater and mains electric
power, and high efficiency LED lighting. I built this website sat here with my
laptop. The trees
are blurred because it was windy... No flower borders because as a wheelchair
user its too difficult to maintain. Just a lawnmower needed here.
